Downtime 1
I travel to the free city and start establishing a Chantry there. I investigate for a suitable location and begin construction. I ask Etrius if any extra Tremere are in the area that could help. I will be using my personal resources to find a suitable construction Guild to do the construction if required.

Bonus test:
outright win -
Part 1) As you wander the town performing your little rituals and studying the ground, dirt and testing how well your magic works in various areas you periodically get this feeling of being watched. On a night about 4 months into your researches as you are packing up your stuff, knowing that you will not find anymore sites of power there is a knock on your inn room door. When you open it there is a very flamboyantly dressed man standing there. He takes your hand in his and shakes it vigorously. Greetings Mister Hanh, or should I call you Apprentice Hanh? hmmm?? Interesting that your superiors didn't send someone more skilled don't you think? someone with a little more vereve? skill? money?
No, no, don't get all uppity, my job is to know things and always be there with what is needed when it is needed. Speaking of which, my name is Deamos Rivanna. I am a merchant specializing in most anything someone needs. Not the mundane you realize, it is to easy to sell slaves, grain, clothes. No, I specialize in making things happen.
You realize that your Masters back home, and I don't mean the ones locally are not really expecting much from you. They expect you to fail.
As you try to cut him off he says, "No, no be quiet and peacefully hear me out." You feel that you want to for what ever reason.
As I was saying, they expect you to only give them piddling results. Then they will swoop in and take all your glory. What if I could make bring you success beyond your dreams, beyond theirs? Yes. Ahh, I see in your eyes you are interested.
You have found places that interest you. But bluntly they are well beyond your ability to acquire, leaving you with a halfway house in a piddling neighborhood with not the power, substance or privacy that your kind would truly desire.
Yesss... I see the candle lighting in your eyes. I can make things come to pass. As it so happens I am currently in a disagreement over fees owed to me by the family which owns the Manor house. The one that you so eloquently slipped over the wall into their gardens. My limits are at their end with them.
Perhaps, were you to pay me say... A Blood boon. I might find it in my interest to arrange for their fortunes to fall and their need to liquidate their estate? something that without begging to you superiors you could never accomplish on your own?
Hmmmm... What do you say. A blood boon and I guarantee that the estate will be available for purchase?
Part two: If he agrees to part 1)
Done we are agreed.
Well, it seems you do have a little gumption in you. I will tell you what. If you put a little effort into creating a mortal identity (Alternate identity x 2 - 3xp) I might be willing to help you a little more. After all, it never hurts to have one such as you, a man on the rise in his clan owe me a favor or two yes? If you spend this time I that as they fall on their misfortune they will happen to have someone they are indebted to that will become the new owner of the entire estate. I know, you are just jumping with desire at me making your life easier. Tell you what, I will do it for two Major boons, ok, ok, since you are such a good customer 1 Major boon and not only will the place become available but your new Mortal identity that you are going to invest yourself creating is going to end up being the owner.
Part 3: If he agrees to part 2)
Well, you really are on the rise in you clan now. Tell you what. Why not go for the whole shebang. Not only can you have the manor and estate cleared of its present occupants, end up the owner but if you are willing to invest a little more time and effort over the next few years I will personally cover the upkeep of this estate for you while you settle into a position to do so yourself. I am a fabulously wealthy merchant after all.
I will ensure that the guards all stay on, that the place remain furnished, that you have a staff. All you need to do is make sure you are able to handle it and maintain it. (commitment of getting Seneschal x 2 (3xp), Leadership x 2 (3xp) one more downtime (if not this next one then the following year after next gather))
I will do all this for you for 1 more Major boon.
OOC) Part 1 only - The Estate comes up for sale. Empty. Part 1 and 2 only - Estate is cleared out. Some damage to the structure leaving is as essentially haven x 1 with size. Part 1-3) Ricchar inherits the Estate. All the furniture is there. Haven x 4 (Size, staff, Security, Luxury). In return he is going to owe 1 Blood Boon and 2 Major boons to our merchant friend. and have to spend 9 xp (6 of which will benefit him directly in the future) also he will gain some prestige with his Tremere superiors.
ST NOTE) Deamos Rivanna - Ravnos. He has some issues with this family as they have caused him some problems in the past. Almost the ENTIRE family will be found (except for a distant cousin or two who are handling trading posts out of other cities) simply dead in their house with one of their ships at dock. Deamos is going to clear out their treasury, and any particularly valuable things in on the grounds and in the house. He will have it all loaded onto the ship and it will sail away under the guise of being sent to summon the next of kin as listed in the head of households will. Deamos will forge this Will (the original heir has been missing and presumed dead for several years so the inheritor will be Ricchar instead - leaving us or someone else a backdoor in to mess with them at a latter date) and forge a few additions to local records listing Ricchars new identity as the one to inherit the estate. The family is basically killed where ever they are with horrid reality, not a mark on their body.
The Tremere will have to invest more time and money into it to add a casting chamber and to ward it.
First test is travel. There will be a second test even if he wins outright.
Their tests: Rock,Rock,Scissor,Paper, Rock, Paper
Our tests: Rock, Paper, paper, rock, Rock

Result on Win:
- You have located three locations that are charged with ley-lines.
- The first is a Large Manor surrounded by an Estate owned by a merchant family. One of the wealthiest in Trieste. The estate is at the S.W. corner of town on the clifs overlooking the ocean. It appears that the merchant has a small cover with a dock and enough space for one mid-sized ship. They are wealthy enough to have had the city walls built to extend and connect tho those he has had built around their estate. You managed to slip inside some of the gardens enough to do what testing you could and find this to be a very potent location. Just slightly less than the energy found at the second location.
- Location #2 - Convent of Black Magdeline. This location is outside the walls of Trieste itself. The unfortunate thing is that it is the location you went to when meeting with Father Balaam. It is his Domain and personal holdings. You did not manage to do much for sampling the power of the area as something kept interfering or the monks and such always seemed to stumble upon you. However from what you did sense it is at least as strong as the Merchants manor. Probably a little stronger.
- Location #3 - At the N.E. area of Trieste there is a slums on the outer edge of the walls. A ramshackle lento, wood town with a few partial stone buildings intermixed. It is the home of the poor and destitute. Easy pickings for food no doubt, but any substantial building will stand out like a third eye. The power in this place is about half that of the other two locations.
- You are unable to begin construction with only one downtime.
